Yasama mercileri, do\u011fru lokasyonlarda do\u011fru konut bile\u015fimini te\u015fvik etmek ve gayrimenkullerin bug\u00fcnden k\u0131smen veya tamamen farkl\u0131 olabilecek bir gelece\u011fe y\u00f6nelik olarak in\u015fa edilmesini sa\u011flamak \u00fczere dikkatle \u00e7al\u0131\u015fm\u0131\u015flard\u0131r.<\/p>\n<p>Nihai hedef olan %70\u2019lik ev sahipli\u011fi oran\u0131na ula\u015fmak i\u00e7in \u00f6zel sekt\u00f6rden \u00f6nemli girdilerin sa\u011flanmas\u0131 gerekecektir ve \u00f6zel sekt\u00f6r i\u00e7in uzun vadeli g\u00fcven kilit \u00f6nem ta\u015f\u0131maktad\u0131r. COVID-19\u2019un k\u00fcresel ekonomi kurallar\u0131n\u0131 ba\u015ftan yazmas\u0131 nedeniyle, i\u00e7inde bulundu\u011fumuz d\u00f6nem spek\u00fclatif yat\u0131r\u0131mlar i\u00e7in uygun bir zaman gibi g\u00f6r\u00fcnmeyebilir. Ancak \u015fimdiye kadarki t\u00fcm i\u015faretler Suudi emlak sekt\u00f6r\u00fcnde etkileyici bir dayan\u0131kl\u0131l\u0131k oldu\u011funu g\u00f6stermektedir. T\u00fcm y\u0131k\u0131c\u0131 g\u00fcc\u00fcne ra\u011fmen k\u00fcresel salg\u0131n bile \u00fclkenin g\u00fc\u00e7 merkezi emlak piyasas\u0131ndaki patlamaya engel olamam\u0131\u015ft\u0131r.<\/p>\n<h2>Emlak tutkusu t\u00fcm g\u00fcc\u00fcn\u00fc koruyor<\/h2>\n<p>\u00dclkenin her yerinde y\u00fckseli\u015fe ge\u00e7en konut piyasas\u0131, bu beklenmedik ekonomik canl\u0131l\u0131\u011f\u0131 yans\u0131tmaktad\u0131r.<\/p>\n<p>Riyad\u2019da konut i\u015flemlerinin toplam hacmi, 2020\u2019nin d\u00f6rd\u00fcnc\u00fc \u00e7eyre\u011finde y\u0131ll\u0131k bazda %11 artarak daire fiyatlar\u0131n\u0131n metrekare ba\u015f\u0131na ortalama 3.317 SAR, yani %1,6 oran\u0131nda artmas\u0131na yol a\u00e7m\u0131\u015ft\u0131r.<a href=\"#_ftn6\" name=\"_ftnref6\">[6]<\/a> Bu s\u0131rada Dammam Metropol B\u00f6lgesi\u2019ndeki daire sat\u0131\u015f fiyatlar\u0131 metrekare ba\u015f\u0131na %0,8 artarak 2.930 SAR\u2019a y\u00fckselmi\u015f ve i\u015flemlerin toplam de\u011feri %3 artm\u0131\u015ft\u0131r. Ayn\u0131 d\u00f6nemde Cidde\u2019de de artan konut hacmi (+%17) ve de\u011ferleri (+%16) bor\u00e7 verenlerin yetki verdi\u011fi ipotek say\u0131s\u0131ndaki art\u0131\u015ftan kaynaklanmaktayd\u0131.<\/p>\n<p>Konut ipotek kredileri, \u015eubat 2021\u2019in sonuna kadar ge\u00e7en 12 ayda %38 oran\u0131nda artm\u0131\u015ft\u0131 ve villa kredileri o ay yap\u0131lan 26.800 yeni gayrimenkul s\u00f6zle\u015fmesinin %80\u2019ini olu\u015fturmaktayd\u0131.
